RERA’s Ruling and Penalty

In a significant development, SK Constructions & Developers, a prominent real estate company in Hyderabad, has been fined Rs. 4,50,645 by the Telangana Real Estate Regulatory Authority (RERA) for not providing essential amenities to flat owners.
The penalty follows a complaint from one of the homeowners, who accused the builder, B.R. Mohan Reddy, MD of the company, of failing to deliver promised amenities despite charging an additional Rs. 3 lakh for features like a play area, gym, and multi-purpose hall.

Complaint of Unfulfilled Promises
The complainant highlighted that homeowners had been charged extra for amenities like a play area, gym, and a multi-purpose hall, but these facilities were never provided. Additionally, residents were asked to contribute for a Manjeera water connection to their apartments, yet this too was not fulfilled. Homeowners also reported issues with water leakage and poor sanitation in the flats, which were ignored by the builders despite multiple complaints.

Builder Denies Allegations; Clarifies on Amenities and Water Connection

In their defense, SK Constructions & Developers denied the allegations, stating that the amenities mentioned in the agreement and brochures were provided. They argued that the promised play area, gym, and multi-purpose hall were constructed later due to residents’ repeated requests, not as part of the original plan
Regarding the water connection, the builders clarified that they only made provisions for the Manjeera water connection, but did not collect additional charges from the residents.
After reviewing the case, RERA found the builder in violation of their commitments. The authority ordered the builder to rectify the issues related to water leakage, sanitation, and to provide the promised amenities, including the Manjeera water connection.
Furthermore, the builders were warned not to advertise facilities that were not in line with the approved plan.
